I work through your figures, identify every expense you can legitimately claim, and prepare your self assessment return. I check the numbers and send you a summary to approve before anything is filed.

Filed and confirmed

Once you are happy, I submit your return to HMRC and send you confirmation. You know exactly what tax is due and when to pay it. That is the whole job done.

COMMON QUESTIONS

Common questions

Yes. If you earn rental income in the UK, you are required to register for self assessment and declare that income to HMRC. This applies whether you rent out one room or several properties. Failing to register or file on time can result in penalties.
You can claim allowable expenses such as letting agent fees, repairs and maintenance, buildings insurance, ground rent and service charges, and certain professional fees. Since the Section 24 changes, mortgage interest is no longer fully deductible for individual landlords but is replaced by a 20 per cent tax credit. Getting this right means you pay the correct amount of tax, not more than you owe.
From 6 April 2026, landlords with total annual income above 50,000 pounds from property and self-employment combined will be required to use Making Tax Digital for Income Tax. This means keeping digital records and submitting quarterly updates to HMRC rather than a single annual return. If you are approaching that threshold, it is worth planning ahead now rather than rushing to comply later.
HMRC offers a voluntary disclosure route called the Let Property Campaign, which allows landlords to bring their tax affairs up to date and usually reduces any penalties. The sooner you act, the better the outcome tends to be. I can help you work out what needs correcting and handle the process with HMRC on your behalf.
