Is your landlord tax return on track?

Answer five quick questions and get a clear, personalised next step based on exactly where you are right now.

WHAT I DO

What I handle on your behalf

From registering you with HMRC through to filing your completed return by the deadline, I take care of every step of your landlord self assessment.

01

Self Assessment Tax Return

I prepare and file your complete self assessment tax return, including the property income pages. All rental income is reported correctly and every allowable expense is claimed. You review and approve before anything is submitted to HMRC.

Fixed price, filed on time
02

Rental Income and Expense Review

I work through your rental income, letting agent fees, repairs, insurance, and other costs to make sure everything is accounted for accurately. Mortgage interest restrictions introduced from 2017 are applied correctly, not estimated. You get a plain English breakdown of your taxable profit before any figures go to HMRC.

03

HMRC Registration and Compliance

If you have not yet registered for self assessment, I handle that process too. Making Tax Digital for Income Tax started on 6 April 2026 for landlords with income over 50,000 pounds, so getting your compliance right now matters. I act as your HMRC agent and deal with HMRC directly on your behalf.

WHY IT WORKS

Why clients come back every year

Landlords return to STZ Accounting because the service is personal, the price is fixed, and David responds the same day.

You always deal with David directly

There are no juniors, no handoffs, and no call centre. Every question you have comes to me and I answer it the same day. When your return is filed, you know exactly who handled it.

Fixed prices, agreed before we start

You receive a clear, written price before any work begins. There are no unexpected invoices at the end and no hourly rates that add up quietly. What I quote is what you pay.

25 years of real business experience

I spent 25 years running and working in real businesses before qualifying as an accountant. That means I understand the pressures landlords face, not just the tax rules that apply to them.

GETTING STARTED

How it works

Four straightforward steps, from your first conversation with David to your return being filed with HMRC.

01

Book a free call

You book a free 20-minute call with me directly. We talk through your rental situation, what income you have, and what needs to get sorted. No forms to fill in beforehand and no obligation to proceed.

02

I send you a fixed price

After our call, I send you a clear written price for your self assessment. You know exactly what it covers and what it costs before you commit to anything.

03

You send me your information

I tell you precisely what I need, including rental income figures, letting agent statements, expense receipts, and mortgage statements. Most landlords have everything ready within an hour.

04

I file your return

I prepare your tax return, check for every allowable deduction, and send it to you to review and approve. Once you are happy, I submit it directly to HMRC and confirm it is done.

COMMON QUESTIONS

Common questions

Yes, if your rental income is more than 1,000 pounds per year you must declare it to HMRC through self assessment. This applies whether you have one property or several, and whether you have been renting for years or only just started.
You need to register as soon as possible. HMRC charges penalties for late registration and late filing, starting at 100 pounds and increasing the longer it remains unresolved. The sooner you register, the smaller the potential exposure.
From 2017, mortgage interest deductions for residential landlords were phased out and replaced by a 20 percent tax credit. This catches many landlords off guard and can significantly affect their final tax bill. I make sure the restriction is applied correctly so you are not overpaying or underpaying.
Making Tax Digital for Income Tax started on 6 April 2026 for sole traders and landlords with gross income over 50,000 pounds. If that applies to you, quarterly updates to HMRC are now required using compatible software rather than a single annual return. I can walk you through exactly what this means for your situation.
