Common questions

Yes. HMRC requires you to report rental income through a self assessment tax return each year, using the SA105 UK property pages. This applies whether you have one property or several, and whether they are in the UK or overseas. If you have never registered for self assessment but you are receiving rental income, you should notify HMRC as soon as possible to avoid penalties.
You can claim a range of allowable expenses including mortgage interest relief, letting agent fees, repairs and maintenance, insurance, and certain professional fees. The rules on what qualifies have changed in recent years, particularly around finance costs for residential landlords. I review every expense category across your properties to make sure you claim everything you are entitled to.
There is no single answer that fits everyone. It depends on your income tax rate, the size of your portfolio, your long-term plans, and how you intend to draw income from the properties. I can talk through the practical differences on a free call and give you an honest view of what makes sense for your situation.
The SA105 is the UK property supplementary pages attached to your self assessment tax return. It is where you declare rental income and expenses from UK properties. HMRC updated the form on 6 April 2026 and it is required for anyone reporting property income through self assessment. I prepare and file this as part of your self assessment service.
