You share your rental income and expense records with me, however they are currently kept. Whether that is a spreadsheet, a folder of receipts, or online banking exports, I work with what you have and help you build a cleaner system going forward.

Common questions

Yes, in most cases. If you receive income from renting out property in the UK, you are required to declare it to HMRC through a self assessment return, regardless of whether your profit is small or whether you already pay tax through PAYE. Many landlords who inherited a property or who only recently started renting are unaware of this obligation. It is worth getting this right from the start to avoid penalties.
You can claim revenue expenses such as repairs and maintenance, letting agent fees, insurance, and accountancy costs. One area where landlords regularly make mistakes is confusing repairs with improvements. Fixing an existing kitchen is a repair and is deductible. Fitting a new high-spec kitchen is a capital improvement and is treated differently. I will make sure your expenses are categorised correctly so you claim everything you are entitled to without overstepping.
Making Tax Digital for Income Tax requires landlords with combined gross income from self-employment and property over £50,000 to keep digital records and submit quarterly updates to HMRC. This came into effect from 6 April 2026. The threshold reduces to £30,000 from April 2027. I can help you set up MTD-compatible software and handle the quarterly submissions on your behalf so nothing gets missed.
If you sell a UK residential property and capital gains tax is due, you must report it and pay the tax owed within 60 days of the completion date. This is separate from your annual self assessment return. The gain is calculated on the difference between what you paid for the property and what you sold it for, not the equity you received after paying off a mortgage. Getting this calculation wrong is a common and costly mistake that I can help you avoid.
